Project Overview

The Coachella Technology Campus is a master-planned data center development designed to support critical digital infrastructure while prioritizing environmental responsibility and community benefits. The project is being developed in coordination with the City of Coachella as part of the ongoing implementation of the Coachella Municipal Utility (CMU), which has been in development since 2019 to provide long-term value to residents.

The initial phase of the project includes three data center buildings, each approximately

1,000,000 square feet, with a rated capacity of 90 megawatts (MW) per facility, totaling

approximately 270 MW of capacity. The campus is designed for scalable expansion to support future growth.

This project is uniquely designed to operate on dedicated, self-sufficient microgrids, ensuring that it does not rely on or impact the existing electrical infrastructure serving Coachella residents. Each facility is powered by a combination of high-efficiency fuel cells (approximately 52 MW per block), battery energy storage systems (~20 MW), and limited-use backup generation (30 MW, emergency only). This approach provides reliable, low-emission power while maintaining compliance with regional air quality standards.

From a resource standpoint, the project is expected to use approximately 40% less water than the current agricultural operations on the site, due to efficient cooling systems and the

elimination of irrigation demand. Water use will be controlled, predictable, and fully evaluated through the California Environmental Quality Act (CEQA) Environmental Impact Report (EIR) process.

Importantly, the project is structured to ensure no impact to local ratepayers, as all energy

infrastructure is privately funded and dedicated to serving the project. At the same time, it

creates new opportunities for the City through municipal utility revenue, tax generation, and

economic development. It is estimated that the utility will provide over $21 million in revenue to the City, in which will be directed to community programs and city improvements.

In addition to delivering critical infrastructure, the project will support construction and long-term jobs, local contractor participation, and enable the development of approximately 830–850 housing units as part of the City’s broader planning strategy.

Overall, the Coachella Technology Campus represents a responsible, community-focused

approach to development, combining clean energy, efficient resource use, and long-term

economic benefits for the City of Coachella.
